THINKING OF BUYING?

Here’s some helpful information before you start:

· Buyers believe they have to pay more to work with an experienced Buyer Broker. There is no cost to you for my specialized buyer broker services. I do not require a buyer broker retainer fee.

· Many buyers believe they will get a better deal if they work with the sellers’ agent. The seller is still required to pay the total commission amount regardless of whose agent sells the home. A buyers’ agent can and will negotiate the best deal for you without conflict of interest.

· Buyers don’t know that in the State of North Carolina, only a buyer broker can legally draw up an offer to purchase a home, and must take care of the buyer’s best interest throughout the transaction.

· As your buyer broker, I must tell you all I know about the seller. The seller’s agent/broker must tell the seller everything they know about you.

· As your buyer/broker, I must keep your financial information and motivation confidential. The seller’s agent/broker must tell the seller everything about you.

· Buyers don’t know that builders have a real estate commission included in their price. In North Carolina builders do not sell a property for less if you do not use the services of a buyer broker.

· Many buyers do not realize that they give up their right to representation when they go to the builder without the buyer broker on the initial visit. I am happy to accompany you to preview builder’s models.

· North Carolina Real Estate contracts can be overwhelming. Before my buyers sign any contract I explain it in great detail, and make sure it protects their best interest.

· A Buyer Broker will recommend the most thorough home inspectors and other related property inspections to take care of the buyer.

· Some agents only show their own listings. I show you all the best properties which meet your criteria.

· Some agents make the buyer feel pressured to buy. I commit quality time to help you make your real estate decision with confidence.

· Buyers don’t realize they need to be pre-approved for a mortgage. This is a quick and painless process that I can assist you with.

· Buyers don’t realize sellers’ agent appreciates having the buyers’ side of the transaction handled professionally by an experienced buyer’s broker. They know they can expect the buyer’s side of the transaction to close successfully.

· Many agents are difficult to contact because they are part time real estate agents and need to do business via email or voice mail. I am a full time real estate professional, friendly, easy to talk to, and easy to reach. Call me anytime-days, evenings, or weekends.

· Buyers may not know when a property is overpriced. That may lead to financial trouble down the road. I perform a BUYERS CMA on every home I sell.
