WHAT TO EXPECT WHEN YOU LIST YOUR HOME WITH ME

Personal Service:

1. You are hiring me to sell your home. I work for you.

2. You will receive personal service from me throughout the selling process, start to finish.

3. I answer my phone at all times unless I am with another client. If I am unable to answer your call I will return your call as soon as possible.

4. I will contact you a least once a week to update you on the activity on your home, whether there is any or not. This can be done by phone call or email, whichever you prefer.

5. In addition to my weekly contact you will receive home activity reports from Tulia and E-Listings weekly.

6. I immediately forward all feedback from showings as soon as I get it. I can also call you with feedback if you prefer.

7. Set you up on Client Gateway. This service will keep you updated on all new, expired, pending and closed homes in your neighborhood or area that compete with your home.

Your home:

1. Your home will be fully exposed to the largest number of potential buyers possible with national web exposure. All major websites.

2. Professional marketing pieces.

3. Full color custom flyers along with property disclosure form, lot and community details will be in the home for all showings.

4. Online talking tour.

5. Property website.

6. Financing flyers for buyers.

7. 1-800 number for your property with call capture.

8. Time scheduled web blast property flyer to other top agents.

9. Broker open house and/or public open house.

10. Staging advice.

11. MLS exposure with 8 color photographs

12. Email blast.

13. Home photos and listing submitted on company’s website as well as mine.

What you can expect:

1. A sign in your yard with Exit Realty Logo, phone number, rider with my name and phone number.

2. 1-800 call capture sign in yard.

3. If you choose a Home Warranty for your property there will be a sign placed in your yard.

4. A lockbox on your front door. This makes for easy entry for Realtors. Only members of Carolina MLS and Charlotte Realtors Association have keys to these lockboxes.

5. Lots of paperwork to fill out. I know they can be overwhelming but these forms protect both you and me in our business agreement. If you don’t understand something on the forms please ask me to explain.

6. I use Centralized Showing Service. We will discuss any special conditions or times that are not good for you to show your home. Of course it is best to make your home as available as much as possible. Appointments can be on go status or call and confirm. Depending on your lifestyle.

7. Sometimes you are not going to like the feedback from buyers. That’s O.K. not every home is for everybody. There is a buyer or a few buyers for your home and I plan to market your property so we find the right buyer.

Negotiating and closing:

1. It is in both our best interest to get the highest possible price for your home. I will negotiate and get the best price possible.

2. I will discuss all terms the buyers have placed in the offer to purchase. Terms are also negotiable.

3. Obtain a Pre-Approval letter from buyer’s agent.

4. Attend home inspection to answer any question the home inspector might have.

5. Negotiate repairs. This sometimes can cause friction between buyer and seller. We will discuss and decide what is in your best interest to do.

6. Contact buyer’s lender to make sure loan is moving along swiftly.

7. Contact buyer’s attorney to make sure they have all information to close.

8. Choose attorney or use buyers.

9. Attend closing.

My ultimate goal is to sell your home and have a happy seller. In the meantime I will communicate with you on a regular basis and market your home so it gets maximum market exposure.
